Market Values & Market Factors...

Tis is to reply her view regarding a gal's market value...

There's tis guy Mr. P who i always hang out with... He's actually the expert handling valuations of properties... Most of my fren knows him as i used to work as a mortgage loan executive few yrs back...

We had been discussing abt the market value of guys n gals...
Sorry ar Princess Eileen, i talk abt the gal first...

We had decided on tis formula to determine a gal's value...
Face Features = Type of property (single storey terrace, double storey semi-d, condo, flat etc...)
Inner Beauty = Location (which is oredi fixed... JB will always b the southest part of Msia and Sabah, Sarawak is on the east msia etc...)
Other Attributes = Renovation (From single eyelid to double, flat nose to tall and etc... tis always can be done with some extra $$$ n guts...)

So how we guys get a property huh?? er... Some go for location first, we wan it to be in the city lah, we want it to be nearer to where n where lah... then we only decide we wan a semi-d or condo or apartment or watever... n renovation comes last... with money, then renovate loh... no money then just move in first loh... haha...
Some people might go for the type of property first, hmmm... i wan a condo.... then only decide which location... then follow by renovation....
Seldom got ppl think of wat reno liao then only decide the location n type of property k?

For gals, i think the 3 elements work too.. just tat the formula diff a bit... So Princess Eileen, ur point of view pls?

As for a guy market factor (we take 10 as full marks, for ur information JB market at most 8 i think for properties, not guy, there are always 10/10 guys in the market.. haha)
few categories to mention here...
1. Guys who are single, available, doesn look bad but not tat handsome as david beckham, not as rich as him as well but got fair education, stable job, nice personality... These are guys with potential... Anytime can boom like KL properties, just tat u dunno when...
2. Guys who are single/not single, looks handsome/ugly, earning big $$$ or born rich, with/without education, got/no job, nice/teruk personality... These are guys with potential as well... cuz the higher the risk the higher the return...
(get the point? the rest doesn matter as long as he is rich, then combine with a few other attributes he is the man liao....)
3. Guys who are plain, $$$ ok, fun/not fun to be with, nice personality... These r like property in a bit outskirt area... (Built up bigger than most properties in the city, no traffic jam, price cheaper, very good to keep for self-occupied but if wanna rent out might not fetch a good income)
4. Guys who r jerks, no $$$, no fun, teruk personality(It's like buying a property under construction then halfway the developer cabut n u dunno when some1 else is gonna take over the project.... (=_=)")

Wah lau yeah, like write for me only. Hahaha... Let me see...

Summary of equation:
Face Features (Type of property) + Inner Beauty (Location) + Other Attributes (Renovation)

Guys like to use house & car as comparison hor. I like to use job as comparison though. Lazy to elaborate though.

My point of view:
Location easy to change leh. I am from Sarawak, then spend 10 years in KL, work in Shanghai 14 months also, come back KL. I am flexible.

Type of property & renovation, hhaha, easier, plastic surgery :P

In the end, a guy needs to offer bread (a.k.a money) to score a gal. Have to be realistic, love is for youngsters who have no commitments. Once you step into the society, you will know the realistic & materialistic life.

But find someone you can spend the rest of your life with lor.

So, justin, your market value at what stage? :P

the location means where the property situated... not like shifting from here to there lah... er... example, KLCC is in KL rite? then KLCC will always be there instead of somewhere else... Statue of Liberty in US, then US... It's like i wanna buy a house in JB. Then JB the location, next to SG, JB will never be next to Penang u c? haha... yaloh plastic surgery, just like renovation, but type of property, er... criminals or extremist only change their whole face lah, normal ppl i think wun gua... only "enhance" a bit.. LOL... Agree with the $$$ thing, but offer bread might be roti bakar or roti john... might not be roti from cekap punya bakery.. haha, get wat i mean? of cuz every1 wanna hav nice bread... but filling up our stomach is much more important then having nice bread... hehee...

my market value ar? geezz... abandon project, see got any developer wanna take over not... =p

Muahahahahaha... very funny, abandon project... Wah, you waiting for developer ar? May end up like some buildings in KL never finish one. Even you see the Hyatt hotel at the hot location of Jalan Ampang also abandon leh.

Location wise nowadays girls also can have several properties lar. If I own a house in Sarawak, one in KL and one in Johor and my job market value available anywhere, also can mar.

I like roti bakar... And sometimes very expensive & boombastic bread like those in breadtalk. haha, I am flexible or maybe I dunno what I want yet. How? Keke

Princess Eileen, er... for investment purpose ppl tend to get few properties loh, for self occupation mayb only 1 loh, cuz u need to MAINTAIN the property... haha... just like guys/gals who owned more than 1 partner, need to maintain, spend time n effort n $$$.. not every1 can do so... haha.. me myself take rotibakar always, once a while while shopping will buy from breadtalk or other bakeries... but some ppl only take expensive n bombastic bread de loh... =p

hor ny ang moh is definitely a high risk high return property. But definitely a high return for his hor ny expertise. hahaha...

It is always good to know what is the market out there, I dun wanna suffer if there is a market crisis like 1997.

Meanwhile, I will look at my own assets to see what property I am capable of owning & maintaining & updating :)

But some developers claim to be best of the best then end up cabut also... must do a background check on watever property u buy... of cuz "trustworthy", "goodwill" is a must de loh... hehee... so must be careful abt hor ny also... ngiak ngiak...
